Getting a Correct Appraisal

Townhouse Appraisal

Make sure that you order the home-appraisal as soon as possible, as this will insure both the bank and you that the property you want to purchase is worth the amount it is selling for and is lendable. The process will determine the value of said property and assure the lender that the property is worth the selling price. This accuracy is very important, particularly in diverse areas such as the Coachella Valley in California where you will find Palm Springs Homes, along with many other proeprties that need a good appraiser to see the true real propertyvalue. A real estate appraisal gives you the approximate value of the home or property you own or are looking to buy.  The tricky thing about appraisals is that they vary!   This means that an appraisal may not give you the same value for your home as a second appraisal.  In fact, the type of appraisal you seek could drastically change the results you receive.  There are three main real estate appraisal choices you can choose from if you are in the position where you need to have a property appraised.  You can have the value of your property determined using the sales comparison approach, cost approach, or income approach.

Be sure that the real estate appraiser is licensed.  Be sure and check with your bank as to what appraiser they prefer that you use because often lenders have their own appraisers.

If you follow all the guidelines your lender gives you, contract with the right appraiser, be patient, you will be on the fast tract of owning your new or pre owned home, whether it be a single family home or a condominium or a townhouse.  Just remember this is a great responsibility, with many extra expenses and concerns, just be ready to step up and be smart with your money.

El Cajon Housing

El Cajon Homes

In the past few years, El Cajon’s population has grown to 95,000, due to affordable El Cajon homes and the convenient location. Many that have moved here enjoy the warmer climate compared to the mildler climate of the beach cities.

You can find established housing along with newer condos and townhouses at very reasonable prices. A typical El Cajon neighborhood is nicely set with well established housing and streets that are well taken care of. Because of the higher temperatures in this city, many residents have swimming pools in their yards for family enjoyment.

Although inland, it is a easy ride to other parts of San Diego that offer an abundance of actives. This area is wonderful for outside sports such as golf, hiking and horseback riding.
Who would have guessed that the cattle ranches would become these wonderful cities and towns. It is no wonder this area was used for grazing, with the hills as barriers and the pastures were kept relatively green by the water for the surrounding hills. After years of cattle ranching, lemon groves were planted in a new area called LA Mesa Springs, which later became La Mesa . Close by is Lakeside which offers the Barona-Casino. Barona has great gaming along with golfing. Traveling east on Interstate 8 you come across Alpine. Just past Alpine is the Viejas Casino and the Viejas Outlet shopping center is probably the standard for upscale outlet shopping.

So whatever your individual interests are and whatever taste and style you and your loved ones have, you will be able to find just what you want in the real estate market here in the El Cajon area of East San Diego County.

GUIDE FOR THE FIRST TIME BUYER

town homes

When purchasing a new home for the first time, you must make a list of the different features and factors that you, in particular, want in that home, and by putting all of these in a list will indicate, at some point, what kind of home or structure you will be able to buy like size, amenities, location, appliances, and other modern conveniences needed in the general area of the home, like schools, medical facilities, any recreational needs, parks, tennis courts, shopping centers, drug stores, auto mechanics, etc..So when Purchasing a new Home for the first time be sure you take into consideration the following:

You must ask yourself:  Is the area I am looking at going to be safe for my children and is it in a safe neighborhood and is the floor plan expandable, is the garage large enough and is there room for a pool in the back yard eventually, and what kind of sewer system does the house have, and what about fireplaces, and am I close enough to be able to walk to the beach or go fishing on a spur of the minute or is that master bedroom really big enough or what about the master bath, is there only a shower in the master bath or is there both a shower and tub or can I add a tub later and what about traffic in the morning and evening  and what about traffic noise, or is the house big enough for entertaining and do I have a yard that I will have to maintain, and if I don’t want to maintain it myself, what is the cost for a gardener each month?.

There are some important types of questions that you need to think about way before you start shopping for a new home, because even the most modern and up to date home communities today do not offer all of the conveniences or the amenities that many people think they are getting when buying a new home and this is true even in some of the most upper end gated custom home communities, where there are problems that many people do not anticipate before they make a decision to buy a home there.
You must also be aware of warranties on the building itself, and consider the warranties on the appliances, and what if you change a wall next year, how will that affect your building warranty.

Be aware of the insurance policies that must be in place, by law, when buying a new home, and what if something happens to you, who will make the payments and do the needed upkeep on the property, and do you really want a single family house, or will a condo, or town home fit your lifestyle better, because today’s modern condo complexes are quiet, secure, full of amenities, and there is no yard work required, or other maintenance costs like with a single family house.

Today, the housing options in most cities are great, but making a decision on which place to buy can be very time consuming and complicated, as modern America has housing opportunities like no other country in the world and it can be easy getting into a place and then after a short time, realizing that this wasn’t the right home for you to begin with, and this will create many problems in your life.

If problems start popping up like bad drainage, poor building construction, or cheap appliances that crash in a few months, or when it rains all the water runs into the garage, etc., what do you do then.

Purchasing a new home is a very big step and the best way of ‘buying a new home for the first time’ is being prepared and the best way of being prepared is to start writing everything down that you are looking for, and what you are not looking for.

Key Biscayne Beaches: Public or Private?

condominiums

Buying Florida waterfront real estate is a dream for many Americans. This is particularly true in the Keys. Along with other Florida beachfront property, Key Biscayne real estate is at a premium. The invigorating smell of the ocean, the clear blue waters, soft sand underfoot, and the instant feeling of tranquility that takes over as soon as you lay down your beach blanket …Key Biscayne property is among the most expensive and in the world.

In Florida, where the blue-green waters and white sand beaches whisper to you, waterfront homes offer luxury living at its finest. The only thing sullying the waters is the debate over beach access between private homeowners and the public beach goers.

More than one half of Florida’s beaches are private; leaving the public with little to no access to land that is theirs according to the Florida Constitution. Private use of portions of such lands may be authorized by law, but only when not contrary to the public interest.”

This means that from the water up to the mean high water line, the shore is public property. Dry sand areas above this point can be privately owned.
For property owners, this law can be irritating at best, as people traipse back and forth in what is essentially their front yard. Often waterfront property is advertised as coming with private beachfront, this is very misleading.

Many of the average Florida citizens feel that they have a right to enjoy Florida’s beaches. There are grassroots community organizations with the mission of trying to preserve public access to the shoreline and waters. They have been relatively successful in fighting waterfront developers, as well as private homeowners who block access to the beach.

Realtors need to be clear about property lines, and not advertise the property as being something that it’s not. If homeowners know straight away where their private property ends and public beachfront begins, much of the discord will end.
