The Secret Behind Flipping REOs

Investing in commercial real estate can be easier and more profitable than single family homes. While the income potential may more than justify higher prices, coming up with the funding to support commercial real estate purchases may be both intimidating and even prohibitive for many real estate investors.

If this scenario rings true for you, then you might consider something a little more basic to help build some investing momentum and to also put some cash in your pocket as you’re doing so. One of the best ways to make some big bucks in the current real estate market is by flipping REO properties.

Just so we’re all on the same page, REO properties are those that have been foreclosed on, and are now back in the hands of the bank. There is no homeowner to negotiate with, or to have to explain the foreclosure process. REOs have clear title, are often discounted, and investing in them is very much a repeatable process.

The acquisition process for REOs will require that you have a good local realtor on you team, which isn’t a bad thing to begin with anyway. The reason for this is that the REO business is very much a numbers game, even more so than for other types of real estate investments. The advantage you have is that there is a high volume of available properties out there, so you can look for those great bargains and make offers until something sticks.

Once you are able to find quality REO deals, the next step is to turn them into profit, cash flow, or both. For many investors who are looking to bolster their cash supply for larger and more long-term purchases like commercial properties, the idea of flipping REOs can be very attractive, and quite lucrative. End buyers for these kinds of properties are becoming more abundant, and the quality of discounting that the lender owners are offering with many REOs can be quite impressive.

In subsequent articles on the subject of REO properties, I will be discussing how to use proceeds from them to help build towards larger purchases like commercial real estate. I will also tell you how attracting private lenders to smaller REO purchases now can set the table for having ready sources of private capital down the road with your commercial investments. With that said, stay tuned, as I have a lot more to share with you.

How Monica Main came back after prision.

Earlier this year I discovered a program by Monica Main on how to buy apartment buildings. I bought her program and read through it. With over 300 pages in her program on apartment building investing its big. Monica Main has a good understanding of apartment building investing. It is evident that she has had many challenges in her life from her program. She does give you an idea that she has had some hard times in life.

I discovered a great review of her program on Squidoo with the links to government documents. Monica told me it is someone else who went to prison, but I dont know if she might just be embarassed. Though it looks like it was filed against her since her clients lost lots of money. That does not surprise me because options traiding is very regulated. She must have given people to much confidence on her software trading program.

Monica spent time in prision, but it was short lived and she came back with apartment building investing. Monica no longer sells options software or trading software. She learned her lesson from it though. Monica was fined several million so she must have been making a lot of money. The thing that interests me is that she made a fortune as an ex convict with apartment buildings. I wanted to know how to buy apartment buildings so I bought her program.

I have long realized that rich people bounce back fast when they lose their money. Remember when Donald Trump went backrupt. I doubt most people even know that he did. It was less than a year and he was back a billionaire. Monica got started in apartment buildings just years after starting from nothing. She came out of prison with nothing and made her money in apartment buildings. I am glad I found the apartment building riches report on Monica Main. Thanks to Monicas program I understand how to buy apartments.

Is Monica Main a legit expert?

Over a year ago I found Monica Main’s program and bought it. I only recently discovered Monica Main has a record. Yes, she has a criminal record. However, she does know her apartment investing stuff. Her record isnt really that scary, just messed up and sold trading software, that wasnt smart. The software she sold that she got sent to prision for was for stocks.

Yet, her apartment investment program is in depth and worth reading. Her program has over 300 pages. Her program has given me a new level of confidence to do deals. I am not afraid of sellers and her program has helped me get to that point. Her broker contacts arent that great. Her email list has some tips from time to time. She has a former BK, but it was about 6-7 years ago. What she has learned in apartment complex investing since being in prison has changed her life. It took me about 4 months after reading her program to get my first deal under contract.

The Monica Main Squidoo review has a lot of her past and stuff I doubt she wants known. The review has links to government websites with her records. I am glad I didn’t find the review before I bought her program. I am glad I didnt read the review at first because I may not have bought her program. Her program is easily worth the $99, for 300 pages of stuff.

Looking for a program to help give you a boost this is a good one to get to motivate and help you. Her style of writing pushed and motivated me to action. Id say 2 thumbs up for Monicas program as I really learned a lot and enjoyed it a lot.
