Several years ago my wife and I purchased our new home. We shopped many homes new and existing. We made multiple offers on a few old homes, but we always got outbid. After a while we found a house that was new construction. After visiting the house we knew this was it. We went to Panera with our Realtor to sign all the paper work. One of the conditions we discussed was the home inspection.

I asked my agent “Do you think we should get a home inspection on a new home?” He told us “It’s brand new, what could be wrong?” We took his advice. What a mistake!

Right after we moved in, I started noticing things that were wrong, the front door wasn’t installed properly not to mention the sewer drain was clogged and all the sewage backed up into my bathtubs. Every time I would make a phone call to the builder would tell me that the issue I was huffing about wasn’t really a malfunction at all. I would have to argue with them until they understood that I knew I was right. I also understood that the builder could care less about us, and would come out to fix the discrepancies when it was convenient for the builder. My wife and I had to take too much time off of work to have the bulders oversites corrected. When we had to take time off work, we didn’t get paid!

Because we had already occupied the home, we were no longer a priority. The builder was more concerned about the other new homes that weren’t completed yet and the wants of those buyers.

I was all riled up about the site manager treating me like some dumb schmuck, so I called a friend. He was a real estate agent. I asked him if he would give me a phone number for a home inspection company to inspect my home. Well the guy came out, did the inspection and listed everything that was wrong. I sent the documentation to the site manger. I thought they would treat me a little differently now that I had my home inspected by a professional.

Well the site manager took me a little more seriously, but still took his sweet time. It took too many months after the home inspection was completed for the home builder to finally correct all of the builders oversites. I even had to fix some of the oversites myself, so I wouldn’t have to take more time off from work.
